Lenexa residents can look forward to some exciting housing developments on the horizon! Petra, a real estate investment company based in Wichita, has set its sights on a prime piece of land for their new project, affectionately named Ross Canyon. Situated on approximately 44 acres along 93rd Street between Mill Creek Road and Renner Boulevard, this area is one of the last major undeveloped spots in our community.
The plan is ambitious, with nearly 500 apartments and townhomes proposed to fill the area. The Lenexa Planning Commission is scheduled to review the proposal on November 4, and many locals are keen to see how this development could shape our city’s landscape. But what exactly will Ross Canyon offer?
To the east of the site, Petra’s vision includes building 210 one-bedroom and 90 two-bedroom apartments housed in a mix of four, five, and even some taller buildings. Residents can expect to enjoy a range of community amenities, including an outdoor pool, a community clubhouse, a fitness center, and even some pickleball courts—a popular sport that’s gaining traction in our community!
But that’s not all! The project also includes a set of 95 townhomes planned in 11 buildings, which will be positioned at the northwest corner of the site, closest to the Canyon Farms Golf Club and existing duplexes. These townhomes are designed as either one- or two-story buildings and will feature 6 to 13 units each, providing a cozy yet spacious living option. Plus, each unit will come with a two-stall garage, making parking a breeze!
To the south of the townhomes, there will be another pair of apartment buildings, adding an additional 50 one-bedroom and 24 two-bedroom units to the overall project. And if you think that’s all there is, think again! The western half of the site will also be home to its own pool and clubhouse, alongside an outdoor amphitheater where residents can enjoy summer concerts and community events.
The development is set to be built in phases. The first phase will kick off with the construction of 300 apartments on the east side of the site. Following that, the last two apartment buildings to the west will come next, and finally, the completion of the 95 townhomes will wrap up the project.
In addition to growing housing options in Lenexa, the project will also improve connectivity in the area. A new 91st Street will be added to the northeast corner of the site, intersecting with 93rd Street, ensuring that traffic flows smoothly for new residents and longtime locals alike. The 93rd Street will also be extended to connect with Mill Creek Parkway.
