Pizza 51 Set to Open New Location in Downtown Olathe with Exciting Expansion Plans

Olathe, Kansas, is buzzing with excitement as Pizza 51, a beloved spot for pizza enthusiasts and even the favorite of Kansas City Chiefs coach Andy Reid, is looking to expand! Plans are in motion to open a new location in downtown Olathe, and the city’s excitement is palpable as the City Council reviews a request for tax incentives to help bring this delicious dream to life.

A Slice of the Action

The new Pizza 51, dubbed Pizza 51 South, aims to make its grand debut by mid-2025 at the bustling address of 200 S. Kansas Ave.. The proposal includes a request from PT Property LLC, owned by Pizza 51 owner Jason Pryor and Nick and Jake’s co-founder Kevin Timmons, for up to $1.09 million in industrial revenue bonds and a generous 10-year, 100% property tax abatement. This support is crucial for converting a former auto garage into a fabulous pizzeria that Olathe can enjoy.

But what about the space itself? Under the renovation plan, the existing building, which spans 1,715 square feet, will receive a makeover that includes an additional 1,690 square feet to accommodate more seating and a brand new kitchen. Pizza lovers can also look forward to an inviting 880-square-foot patio where they can dine al fresco during those beautiful Kansas evenings. There’s nothing better than enjoying fresh pizza outdoors, right?

Creating Jobs for the Community

The opening of Pizza 51 South is also set to make a positive impact on the local economy, as it is expected to create 30 new jobs over the next decade. With average wages starting around $19 per hour, this development promises not just tasty food but also great employment opportunities for the residents of Olathe.

Community Expectations

In addition to the tax incentives, the developers have petitioned Olathe to establish a community improvement district (CID) for the project site, which would implement an additional 2% sales tax on purchases made at Pizza 51 South starting July 1. Although this tax might make pizza a bit more expensive, it could potentially reimburse the developer up to $736,173 over the district’s 22-year life. The City Council is set to consider a resolution to hold a public hearing about this CID on January 7.

A Rich History in Pizza

Fans of Pizza 51 might recall that in 2004, Jason and his wife, Shannon, first opened their original location at 5060 Oak St. in Kansas City. They expanded in 2011 with a second spot at 5938 Mission Road in Fairway, which eventually closed in 2019 when it was sold for a new venture. However, the couple isn’t giving up on Kansas City’s love for pizza. They are determined to bring their flavorful pies to Olathe and create even more pizza lovers in the community.
