A local developer from Wichita, known as Petra, is knocking on the doors of City Hall with plans to transform a 44-acre piece of land into a fantastic new housing community called Ross Canyon.
Here’s the scoop: The Lenexa City Council is set to review Petra’s request to rezone this prime piece of real estate, nestled between 93rd Street, Mill Creek Road, and Renner Boulevard. With city planners already giving the thumbs-up on Monday, all eyes are now on the council’s meeting scheduled for November 19. If everything goes smoothly, construction could kick off as soon as March!
So, what makes Ross Canyon special? For starters, this area is ideally located near The Quarry, which is currently under construction and will feature a whopping 338 apartment units. Just a hop away are the popular Canyon Farms Golf Club to the north and Prairie Creek Townhomes to the south. Plus, it’s only about a mile south of the lively Lenexa City Center.
This site isn’t just any old patch of land. It features two converging streams that run across it, and about a quarter of the property is a stream corridor that will remain untouched for nature’s sake. The landscape is also quite unique, with a significant drop in elevation from the northwest corner down to the south. It’s not just a building lot; it’s a canvas for a brand-new community!
Now, let’s get to the juicy details! Toward the northwest corner of the site, closest to the golf course, Petra plans to construct 95 townhomes in 11 attractive two-story buildings, each complete with a two-car garage. Who doesn’t love that?
Right next door, the development promises to add two three-story apartment buildings, offering 50 one-bedroom and 24 two-bedroom units. You won’t have to go far for fun, either! The amenities in this western half will include an outdoor pool, a cozy clubhouse, and even an amphitheater for weekend gatherings and entertainment.
Swinging over to the eastern side of Ross Canyon, Petra is planning to build five more buildings that will rise four to five stories high, including 210 one-bedroom units and 90 two-bedroom units. If you like staying active, you’ll love the outdoor pool, community clubhouse, and a fitness center, plus, get this—pickleball courts!
But wait, that’s not all! A new 91st Street is also on the drawing board, which will connect the site to the bustling Renner Boulevard. The development is slated to roll out in two phases, with the east side apartment buildings set to start first. They’ll make sure to finish up the road construction while they put up the initial three buildings.
In phase two, we can expect to see the final 11 townhome buildings and two more apartment buildings, along with the completion of all the new streets. It’s a busy time for Petra, as they aim to kick things off with the first phase by March and the second phase by June 2026. How exciting!
