De Soto is buzzing with excitement as Lawrence-based Alcove Development kicks off plans for two brand new apartment complexes that will add over 400 rental units to the area. Nestled around the soon-to-be-launched Panasonic battery plant, these developments promise to be a game-changer for residents and newcomers alike. With local developers eager to keep pace with the area’s growth, this could be the start of something special for all in De Soto.

A Closer Look at The Residences at Lexington

The first project on the horizon, The Residences at Lexington, will break ground next month. This impressive complex will boast 382 units, including a range of studio, one, two, and even three-bedroom apartments. Rent prices will vary from approximately $1,000 to $1,995 a month, making it accessible for a wide array of budgets.

Dustin Baker, a partner at Alcove, expressed their eagerness to be the “first ones to market” since Panasonic’s big announcement. This initiative isn’t just about number of units; it’s about creating a welcoming community close to amenities that residents desire. The location is particularly appealing as it’s less than a 10-minute drive from the massive $4 billion Panasonic facility currently under construction at 103rd Street, which plans to produce lithium-ion batteries by early 2025.

Introducing The Rio Apartments

But that’s not all! Just a few miles from The Residences, Alcove is also working on a smaller yet equally exciting project called The Rio Apartments at 8180 Shawnee St. This 59-unit complex will offer a taste of urban living, distinguished by its inviting amenities, including a community clubhouse with an outdoor kitchen and a refreshing pool.

The complex will comprise three podium-style buildings, featuring a stunning rooftop access that overlooks the beautiful Kansas River. With a total of 36 one-bedroom and 21 two-bedroom units, this development is aimed squarely at young professionals or empty nesters looking for a modern living experience in the heart of De Soto.

A Focus on Community and Location

What really stands out about these developments, according to Baker, is the focus on diversity and choice in housing. “It’s really healthy for a community to have different options,” he said, highlighting the importance of variety in living arrangements. The Rio Apartments, built on former water treatment land, will be ingeniously designed with staggered buildings to take advantage of the surrounding landscape.

Along with being close to the Panasonic plant, Baker noted that residents will enjoy easy access to local grocery stores and schools, solidifying these complexes as attractive living options in an evolving community.

Timelines and Next Steps

The entire construction project for The Residences is expected to take up to two years, with a goal of finishing 136 apartments within 12 months. The clubhouse is slated for completion by April, with hopes that at least half of the apartment units will be ready to welcome residents by the end of 2025.

Meanwhile, work on The Rio Apartments is scheduled to start in early 2026, with a targeted finish in 2027. As construction rolls onward, the team at Alcove is not just constructing buildings; they’re building a vibrant community that can thrive, adapt, and cater to a growing population.

Groundbreaking Ceremony

To celebrate the start of this exciting new chapter for De Soto, Alcove will host a groundbreaking ceremony on October 9. With the City Council’s approval of a 10-year, 75% property tax abatement to support these developments, it’s clear that the local government also sees the potential for a bustling community fit for the future.
