Rendering of the Kansas City redevelopment plans for the former Macy's building

News Summary

Kansas City is set to transform the former Macy’s building at 400 N.W. Barry Rd. as part of the new Metro North Crossing complex. The Macy’s closure marks the end of an era for Metro North Mall, which has seen significant decline since 2014. Redevelopment plans include new tenants, community amenities, and an estimated $3 million in building upgrades aimed at revitalizing the area, which had once been a retail hotspot. This initiative highlights the city’s commitment to modernizing its landscape and addressing community needs.

Kansas City Readies for Exciting Transformation of Former Macy’s Building

In an era where cities are constantly evolving, Kansas City is taking strides toward a fresh future with its redevelopment plans for the former Macy’s building, located at 400 N.W. Barry Rd.. This once bustling location is now poised to become part of the new Metro North Crossing complex, a vision that signals the end of an era for the long-gone Metro North Mall.

A Shift in Retail Landscape

The closure of Macy’s at the Metro North Mall is set to be official by the end of March, before the space is completely revamped. Dan Horn, a developer involved in the project, recently shared exciting news with the Kansas City neighborhood development committee about purchasing the Macy’s property back in July. This gives him full control over the redevelopment plans.

This change comes after the Metro North Mall, which opened its doors in 1976, closed down its operations in 2014 due to dwindling retail activity. The site went through a significant transformation with demolition in 2017, leaving behind just memories of a shopping paradise.

New Beginnings on the Horizon

As part of the new plans, developers have their sights set on bringing in two future tenants to fill the Macy’s space, although names are still under wraps. Anticipation is building in the community over what these tenants may contribute to the district.

The Kansas City Council previously laid the groundwork for redevelopment in 2015, providing over $70 million in tax incentives aimed at spurring growth and modernization of the mall site. With this backing, the transformation of the space will not only revitalize the area but also provide amenities that residents have longed for.

Metro North Crossing Takes Shape

The vision for the new Metro North Crossing includes not just shopping areas but also housing and exciting recreational venues, like the upcoming T-Shotz golf entertainment venue. Developers are estimating nearly $3 million in upgrades to the Macy’s building, focusing on necessary repairs to its roof and the vast parking lot.

In addition, the City Council recently voted to add the Macy’s site to a special community improvement district, ensuring that redevelopment efforts align with the broader goals of the area. This move signals a serious commitment to breathe new life into what was once a retail hotspot.

Macy’s Across the Region

While the Northland Macy’s location prepares to close, it’s worth noting the company has plans to shutter approximately 65 locations nationwide this year, as it continues to reevaluate its operations. Other Macy’s stores in the Kansas City metro area, specifically those in Overland Park and Leawood, are remaining open for now. These closures have sparked widespread conversation about the future of retail in communities across the U.S.

Interestingly, redevelopment plans are also taking shape for another closed Macy’s in Prairie Village. This space will see a Hen House grocery store on the first floor and plans for a vibrant mix of retail, restaurants, and office spaces on the second floor. Groundbreaking for this Prairie Village project is slated for the beginning of 2025, reflecting a trend toward community-oriented spaces.

The Bigger Picture

As Kansas City gears up for this exciting redevelopment, it serves as a reminder that change can lead to revitalization and opportunity for the community. Those who remember the bustling days of Metro North Mall may find nostalgia in these developments, but there’s also a bright outlook on what’s to come. Kansas City is embracing the future while honoring its past, and residents can’t wait to see how it all unfolds.
