Excitement is buzzing in the heart of Kansas City as the Bernstein Cos. is putting the finishing touches on a remarkable transformation of AT&T’s former downtown offices into a brand new living space. This project, dubbed The Dial, is all set to deliver 263 apartments to eager residents starting in February, and it’s sure to breathe new life into the community.
It’s been roughly two years of hard work, but Bernstein is now just a few months away from flipping the switch on what was once known as AT&T’s 500 E. Eighth St. headquarters. The once-dominated office environment is now being reimagined into a stylish apartment community. The name The Dial pays homage to its former life, reflecting the building’s rich history with AT&T, which vacated in 2019.
So, what can potential residents expect? The plans include an array of apartment options: 99 studios, 80 one-bedroom, and 84 two-bedroom units, all available at market rates. Moreover, the amenities are nothing short of impressive. Picture a state-of-the-art fitness center outfitted with CrossFit equipment, a calming yoga room, spacious remote workspaces, and fun gaming areas with shuffleboard and bocce ball courts. And let’s not forget a golf simulator for those keen on practicing their swing!
The journey to convert an office building built over 50 years ago into a contemporary living space hasn’t been without its challenges. But thanks to a combination of both state and federal historic tax credits, The Dial has been able to navigate through hurdles like an extensive eight to nine months of remediation work, which included tackling asbestos removal and dealing with the wear and tear from previous break-ins. In fact, the historical significance of this building—now proudly listed on the National Register of Historic Places—was instrumental in making this project a reality.
“Without these credits, I can guarantee that this building would still be empty. It would have been in complete disarray, a blight to the community,” said Phil Aftuck, managing director of investments for Bernstein. The support from tax credits provides crucial funding, enabling a project that represents not just a new lease on life for the building, but also a wave of potential future growth for the surrounding neighborhoods.
In addition to tax credits, The Dial is set to benefit from a 15-year property tax abatement worth around $6 million. This financial cushion is expected to foster a bustling residential atmosphere, particularly in the fast-developing areas like the West Bottoms and Crossroads Arts District. Aftuck even sees future development in the East Village, potentially linked to the anticipated Royals ballpark, as a big plus for prospective tenants.
Future residents can look forward to conveniences that come with living at The Dial, such as covered and assigned parking, easy access via elevators directly from the parking garage, and more spacious apartments compared to other options in the area. “We’re really focused on providing value,” Aftuck added, highlighting the remarkable views and expansive apartments in this unique living space.
So as The Dial makes its final preparations to open its doors, the buzz around Kansas City is palpable. This ambitious project isn’t just about new apartments; it’s about rejuvenating a piece of the city’s history while crafting a vibrant community ready to welcome its new residents.
