Exciting news from the heart of Kansas City! The storied Hotel Muehlebach, a fixture in downtown since 1915, is now on the market. With its 109-year history and celebrity-studded guest list, this 12-story gem at 1200 Baltimore Ave. could be transformed into a modern living space for hundreds of future residents.

According to representatives from CBRE’s Kansas City office, the Muehlebach is being marketed as an opportunity for what’s known as adaptive reuse. This conversion could see the historic hotel transformed into between 160 to 200 apartments. With a sprawling 132,486 square feet of space available, which includes floors five through twelve and some ground-floor retail space, this property certainly has potential.

But what makes the Hotel Muehlebach particularly suitable for conversion? Senior Vice President Adam Tilton explains that unlike some older buildings, the Muehlebach’s upper levels are in what’s termed “shell condition.” This means the underlying structure is sound and ready for transformation. The U-shaped floor plates allow for a central corridor, maximizing window access, which is a big win for future tenants craving natural light.

The Hotel Muehlebach has sat at the crossroads of history, hosting numerous notable figures including Harry Truman, who famously dubbed the hotel as his “White House West,” as well as icons like Elvis Presley, The Beatles, and Frank Sinatra. It even claims credit for being home to the first regular radio broadcast by a band back in 1922! The history embedded in these walls makes the hotel’s future as residential apartments all the more captivating.

Located near bustling downtown attractions, the area also boasts excellent amenities. Plus, Tilton hinted at the possibility for new rooftop amenities atop the convention center addition, further enhancing the appeal for prospective buyers.

The Evolution of the Muehlebach

The hotel was designed in the beautiful Beaux-Arts Classicism style by Chicago architect Holabird and Roche, thanks to owner George Muehlebach of the Muehlebach Beer Company. Once a hub of high society, it began to fade as the go-to spot for social gatherings in the 1970s when more modern hospitality locations sprang up. However, in 1981, it regained some recognition when it was placed on the National Register of Historic Places.

Fast forward a bit, and the hotel has changed hands a few times, with its rooms closing permanently in 1986. Currently, it is owned by a company linked with Americo Life Inc. and SS&C Technologies Holdings Inc.. There have been various proposals over the years for redevelopment, including one in 2018 for 190 apartments, part of a larger development across the block.
