Exciting New Apartment Development Planned for Mission!

Residents of Mission have something to look forward to as plans unfold for a brand-new apartment complex at the site of a long-vacant call center building off Metcalf Avenue. The glow of revitalization is on the horizon, transforming what was once a dull space into a vibrant living community!

Reinventing the Old Call Center

On September 13, the city received a proposal from Block Real Estate Services LLC. This plan aims to breathe new life into the former JCPenney call center located at 5665 Foxridge Drive. After standing empty for more than a decade, the nearly 40,000-square-foot building at the southeast corner of 56th Street and Foxridge is set for a major transformation. The existing structure will be demolished to make way for a striking five-story, 307-apartment building that promises to offer both modern living and a welcoming community atmosphere.

What’s in Store?

The planned apartment complex comes with a jaw-dropping price tag of $108 million, showcasing a fantastic mix of living options, including one-, two-, and three-bedroom units. Residents will enjoy convenient parking with a 444-space garage located beneath the apartments, along with an additional 22 parking spaces on the west side of the building. No more hunting for parking spots in the neighborhood!

But it doesn’t stop there! This project is poised to deliver a host of amenities that will appeal to many potential renters. The standout feature is an impressive 11,000-square-foot clubhouse that will greet residents and guests upon entering the complex. Imagine gathering with friends in this spacious area or enjoying a sunny day by the outdoor pool nestled in the courtyard at the center of the development. It sounds like the perfect place to cool off in the summer and enjoy community activities!

A Journey to Approval

The path to this exciting development hasn’t been without its twists and turns. Back in March 2017, the City Council set the groundwork by creating a TIF (Tax Increment Financing) district covering the approximately 5-acre property. Initially, there were grand plans for a senior-living facility proposed by Omaha-based Dial Development, valued at $30 million. Unfortunately, those plans never took off, leaving the area stagnant until Block Real Estate Services stepped in with its innovative vision.

The city gave a thumbs-up in September 2022 for Block’s preliminary plans, leading to final site plan approvals in March 2023. If all goes well with the project plan, it’s estimated that the TIF will generate around $18.4 million in revenue over its 20-year lifespan. A fantastic boost for the local economy!

Next Steps and Future Prospects

While the official construction timeline has yet to be announced, there is a sense of urgency for the developers. They need to kick off construction by September 2027, or the approved site plans will become void. Fortunately, Block will collaborate with NSPJ Architects and MKEC Engineering Inc. to ensure that this project not only meets the community’s needs but stands out aesthetically as well.
