The subdivision will be located near the intersection of 175th Street and Four Corners Road, very close to key employers like Logistics Park Kansas City and Panasonic’s extensive battery plant in De Soto. Addressing Housing Needs
The developers, Circle H Land Development, joined forces with Hakes Brothers, a homebuilder from New Mexico, to fill a significant gap in the current housing market. According to Roman Haehn, managing partner at Circle H, the idea to build in Gardner stemmed from extensive market analysis that revealed a need for affordable homes. “After doing some market analytics, we had seen that there’s a real gap in the supply of entry-level type of homes,” he said.
Currently, the average home price in the Kansas City metro is around $349,636, a staggering increase of over 40% since 2019 when it was just $246,979. The price point for homes in Lone Star Prairie will range from $300,000 to $400,000, making them more accessible for first-time homebuyers and those looking to settle down.
Beautiful Homes with Style
Homebuyers will enjoy a selection of homes that not only meet their budget but also offer aesthetic appeal. The homes will feature modern farmhouse and prairie-style designs, blending beautifully into the surrounding landscape. Ranging from 1,337 to 1,980 square feet, the single-story homes will sit on lots varying from 6,250 to 14,500 square feet. Chris Hakes, Division President of Hakes Brothers, emphasized the importance of style in the new homes: “We want to meet the market where it is but also try to enhance it and make it as stylish as we can for the price point.”
A Phased Approach to Development
The construction of Lone Star Prairie will be done in three phases. The first phase will consist of 66 homes aimed to be completed by summer 2024. Subsequent phases are planned for 2025 and 2026. The project is being designed and engineered by SMH Consultants, ensuring that the development meets all local standards while creating inviting and functional spaces for families.
